Why Government-Backed Developers Are More Popular in the UAE

In the United Arab Emirates, many buyers and investors prefer to choose developers that are (partially) government-owned. Major names such as Emaar, Nakheel, Meraas, Aldar, and Modon are all connected to sovereign wealth funds or royal family businesses. This provides additional confidence for several reasons.

Firstly, these developers have access to the best locations. Projects such as Dubai Hills are not simply awarded to private developers. The government reserves these prime locations for its own entities. Infrastructure such as roads, bridges, and metro lines is also often built around these projects, which enhances the accessibility and value of the real estate.

Furthermore, these developers have a strong track record. They have weathered previous market corrections and continue to deliver returns for investors. With the backing of sovereign wealth funds such as the Investment Corporation of Dubai or ADQ in Abu Dhabi, the likelihood of failure is low. This makes investing less risky.

Better Service and Higher Resale Value

Another advantage is the management of the communities after handover. Those who purchase a property from a company like Emaar typically benefit from good service, well-maintained common areas, and reliable upkeep. This increases rental and resale value in the long term.

Although some private developers may promise higher returns on paper, many investors still opt for security. Projects by government-backed developers often deliver more stable and, in the long term, better results. Trust and quality carry more weight than attractive promises.
