Twenty Years Ago: What Was the Cost of Living and Property in Dubai?
The property market in Dubai has undergone enormous growth over the past two decades. Twenty years ago, the prices of homes, cars, and even daily activities like going to the cinema were barely comparable to the amounts you pay today. A look back shows how spectacular the price evolution has been in the city.
A cinema ticket cost around 25 AED (approximately €6 or £5). A one-bedroom apartment in Downtown Dubai was available for purchase for less than 1 million AED, which equates to a starting price of around €250,000 or £215,000. Today, those same apartments are often worth many times more.
Property Prices in Emerging Areas like JVC
Not only in the centre, but also in emerging areas such as Jumeirah Village Circle (JVC), prices were extremely low at the time. Land plots for project development were sold there for around 540 to 650 AED per m², which is just €135 to €160 (or £115 to £135) per m².
When you compare that to current prices in JVC, you can see how quickly the value of property in Dubai has risen. What was once a relatively unknown area has now become a popular neighbourhood for both tenants and investors.
Luxury on the Palm Jumeirah: Affordable Then, Exclusive Now
Even at prime locations such as Palm Jumeirah, prices were surprisingly low back then. A villa on this iconic location was sold at launch for around 4 million AED (approximately €1 million or £860,000). Today, similar villas are often worth four times that amount or more, depending on location, size, and finish.
The price evolution shows that those who invested in Dubai twenty years ago are now reaping the rewards. The city has rapidly developed from a desert town into a global metropolis where luxury, innovation, and property development go hand in hand.
