Emaar Beachfront Grows More Exclusive with New Branded Residence Project
While much attention is focused on Palm Jumeirah and Dubai Marina, Emaar Beachfront is quietly developing into one of Dubai's most sought-after locations. This Emaar masterplan is situated directly next to Palm Jumeirah and offers something rarely found elsewhere: views of water on both sides of the community. Now, Emaar is announcing its most exclusive project to date, a branded residence set to be the crowning achievement of the development.
Emaar Beachfront consists of just two rows of buildings, strategically positioned so that almost every apartment has a water view. On one side, you look out over Palm Jumeirah, while on the other, you see the Dubai Marina skyline. Both views are spectacular, and having access to both within a single community is exceptional for Dubai.
For apartments facing the interior of the community rather than directly onto the water, you need not worry about privacy. The distance between the buildings on either side varies from 43 to 60 metres, which is more than sufficient. You will pay less for these units than for apartments with direct sea views, while still enjoying the same lifestyle and amenities. It is essentially a win-win situation, regardless of which orientation you choose.
Price Development Shows Impressive Growth
The value appreciation in Emaar Beachfront has been remarkable in recent years. Five years ago, the price per square metre was around AED 17,200 (approximately EUR 4,300 / GBP 3,700). Today, that price is above AED 45,200 per square metre (approximately EUR 11,300 / GBP 9,700). This means early buyers have nearly tripled their investment over a five-year period.
This price increase reflects the growing demand for waterfront living in Dubai and the limited availability of locations that can truly offer it. Emaar Beachfront is not a sprawling area where endless construction is possible. It is a defined community with a finite number of plots, which only enhances its long-term exclusivity.
There is one drawback that must be addressed honestly: traffic. Access to Dubai Harbour and Emaar Beachfront can sometimes be challenging, particularly due to congestion in Dubai Marina and during major nearby events. Fortunately, the RTA is working on a solution. A direct access road from Sheikh Zayed Road is planned, so you will no longer need to drive through Dubai Marina. Furthermore, from 2026, major events are relocating to Expo City, which will significantly reduce congestion in the area.
New Project to Feature Unobstructed Views on Both Sides
The new project Emaar is now launching is particularly thoughtfully positioned. The maximum building height for this plot is G+7P+60, which equates to seven podium levels plus sixty residential floors. But what makes it interesting is what surrounds it.
The plot directly behind it has a maximum height of only G+5, so six floors in total. The plot in front has a maximum height of just the ground floor, as that area is designated as a marina-side walking promenade. This means that nothing on either side will block the views.
Because the new building has seven podium levels and the building behind it has only six floors in total, even the first residential floor of the new project will have clear views on both sides. This is a rare situation where you do not need to pay a premium for a high floor to enjoy unobstructed vistas.
Emaar has announced this will be a branded residence, adding an extra layer of exclusivity to a project that is already uniquely positioned. Branded residences in Dubai typically perform better in terms of value retention and rental yields than standard developments, as they guarantee a certain level of service and quality.
The entry price for this project starts from a minimum of AED 3.5 million (approximately EUR 875,000 / GBP 750,000). For this amount, you gain access to a beachfront lifestyle that is difficult to find on Palm Jumeirah at comparable prices. The combination of location, views, branded residence status, and the limited scale of the community makes this one of the more interesting launches of the year.
Emaar appears to have deliberately saved its best project for last. Now that the community is largely complete and infrastructure issues are being resolved, the timing for this launch is strategically astute. Buyers know exactly what they are getting and do not have to speculate on how the neighbourhood will develop.
