COMO Residences Could Become Dubai's Most Exclusive Apartment Complex
Dubai continues to surpass itself when it comes to luxury real estate, and COMO Residences on Palm Jumeirah appears to be raising the bar even higher. This 300-metre-tall, 71-storey building contains just 76 apartments, with each apartment from the 19th floor upwards occupying an entire floor. The 2,508 m2 duplex penthouse immediately set a record with a selling price of 500 million dirhams (approximately €125 million / £107 million). The question, therefore, is: will this become the most premium complex in all of Dubai?
COMO Residences comes from the same architects who designed Royal Atlantis and is being built by Nakheel, the government-backed developer behind both Palm Jumeirah and Palm Jebel Ali. While Royal Atlantis has 43 storeys, COMO goes much higher with its 71 storeys and 300-metre height. What's remarkable is that it contains only 76 apartments, which means an average of just over one apartment per floor.
From the 19th floor upwards, each apartment is a full-floor penthouse with private lift access. You step directly from the lift into your home, without shared corridors or other neighbours on your floor. Each floor covers approximately 929 m2 with views over Palm Jumeirah, Burj Al Arab, Downtown Dubai and Bluewaters. The location ensures you have the best panoramic view in all of Dubai, with 360-degree vistas of the city and the sea.
Comparison with Current Market Leaders
To put COMO Residences into perspective, it is useful to look at the current benchmarks on Palm Jumeirah. Royal Atlantis and One Palm are currently the most premium projects on the island. Royal Atlantis achieves prices of approximately €107,600 to €118,400 per m2 (AED 430,400 - 473,600 / £92,000 - £101,000) for the best apartments. Recently, a 576 m2 apartment there sold for 65 million dirhams (approximately €16.25 million / £13.9 million).
One Palm is priced at around €96,900 per m2 (AED 387,600 / £83,000). These two buildings have thus become the benchmark for luxury living on Palm Jumeirah. COMO Residences is positioning itself at approximately €53,800 per m2 (AED 215,200 / £46,000), which translates to just over 50 million dirhams (approximately €12.5 million / £10.7 million) for a standard apartment. That may sound lower than the competition, but it concerns much larger unit sizes.
Royal Atlantis remains a favourite for many because it is located directly next to restaurants, offers full hotel amenities, and the building itself is an architectural statement. However, COMO Residences wins on points that matter most on a daily basis. It is more private with fewer tourists in the vicinity, less traffic, and easier to access as it is closer to the entrance of Palm Jumeirah.
Royal Atlantis has fantastic apartments with dual views of the ocean and the Palm, but COMO Residences is the only building with a full 360-degree panoramic view. This means you can look in all directions from a single apartment, which is truly unique for Dubai.
Amenities and Exclusivity That Make the Difference
COMO Residences features a residents' pool on the rooftop of the building, 30 storeys higher than the famous Aura Skypool. In addition, there are premium amenities such as a gym, a 25-metre lap pool, a children's pool, and a large pool at podium level. The building also has a private sandy beach, landscaped recreation areas, a private café lounge, paddle and squash courts, and a business centre with meeting rooms.
The architecture is inspired by an organic shell rising towards the sky, with soft waves of the sea and fluid curves left in the sand. The building is shaped as a series of vertical lakes, featuring various communal pools and exclusive private pools for residents.
A four-bedroom apartment comes with five parking spaces, and separate driver's accommodations have been built with facilities and a private room, so they do not need to stay in your apartment. The apartments themselves offer seamless indoor-outdoor living with exceptionally spacious interiors that open onto expansive terraces adorned with lush greenery and unique private pools.
The location on Palm Jumeirah also means you have direct access to all the amenities the island offers. From luxury shopping to glamorous events at beach clubs, everything is within easy reach. You live in the heart of one of the world's most iconic developments, surrounded by luxury resorts, high-end shops, nightlife venues, and top restaurants.
Nakheel has years of experience creating landmark projects that have shaped Dubai into the world-class destination it is today. They transform land and water into sustainable and vibrant communities, retail destinations, and hospitality attractions. Their master developments are home to nearly 400,000 people and offer an unparalleled quality of life.
Royal Atlantis and One Palm will certainly remain premium, but when COMO Residences is complete, it will likely become the top choice for many. It combines extreme exclusivity with practical advantages and the best view Dubai has to offer. Whether it actually becomes the most premium complex depends on personal preferences. If you want the energy and amenities of a hotel environment, Atlantis remains attractive. If you seek maximum privacy, the best view, and convenience, then COMO wins.
The price point, of course, makes it no option for the average buyer. With prices starting from approximately 50 million dirhams (€12.5 million / £10.7 million) for a standard apartment and the record-breaking penthouse at 500 million dirhams (€125 million / £107 million), COMO is targeting the absolute top of the market. But for those who can afford it, this seems set to become one of the most extraordinary places to live in Dubai.
